The real cost of patching

What Happens When a Commercial Roof Keeps Getting Patched

A roof leak rarely stays small. Water that gets past a failed seam or a loose piece of flashing soaks into the insulation, spreads under the membrane, and often shows up far from where it started.

  • Ceiling tiles, inventory, and equipment get damaged.
  • Work gets interrupted by buckets, wet floors, and closed-off areas.
  • Wet insulation stops insulating and adds weight to the roof deck.
  • The same repair bill comes back every season.
  • A roof that could have been restored ends up needing a full tear-off.

The good news is that many commercial roofs can still be repaired or restored instead of replaced, if the problems are found in time. As a commercial roofing contractor serving the Mohawk Valley, Shield Roofs starts every job by finding out what condition your roof is really in.

Who you'll work with

Straight Answers From the Owner

Shield Roofs is led by owner Ephraim Zook, who has more than 10 years of roofing and construction experience. Ephraim runs the company around one idea: building owners deserve honest communication about their roofs.

Ephraim has climbed onto plenty of roofs where the owner paid for work a few years earlier and got poor work in return. On one recent shingle roof tear-off, the previous contractor had told the owner there was only one layer of old shingles, so the new roof went right over it. When the crew tore it off, they found four layers.

That's why Shield Roofs works the other way around. We ask what problem you're seeing, track down the real cause, and explain it in plain language with photos. You get a written proposal that lays out your options, and you decide what's right for your building and your budget.

Shield Roofs is trained and certified by Conklin Roofing Systems, so coating and restoration work is installed by a crew trained on the systems it uses.

Restore or Replace? How the Options Compare

Not every roof needs to be torn off. Here is how restoring a sound roof compares with a full replacement.

QuestionRestorationTear-off and replacement
Best forA sound roof with mostly dry insulation and problems in specific areasA roof with widespread wet insulation, a damaged deck, or a membrane that has failed
What happensThe roof is cleaned and repaired, wet sections are replaced, and a coating or fabric-reinforced system goes over itThe old roof is removed down to the deck, then new insulation and a new membrane are installed
DisruptionWork stays on the roof surface, and the building usually stays openMore noise, more time, and more planning around weather and access
WasteLittle, because the existing roof stays in placeThe old roof goes to a landfill
CostGenerally lower for roofs that qualifyGenerally the highest up-front cost
Later onMany systems can be cleaned and recoated instead of torn offA new roof starts a new life cycle

General industry ranges for illustration only. Your free inspection gives you real numbers for your building. A restoration coating can extend the service life of a sound roof. Results depend on the roof's condition, the system used, and maintenance.

Manufacturer certified

Conklin Certified

Shield Roofs is trained and certified by Conklin Roofing Systems, a maker of coating and restoration systems for commercial roofs. That training covers how each system is prepared for and applied, which is what decides how well a coating holds up.

Depending on the system, your roof can come with up to a 20-year material warranty backed by Conklin Roofing Systems, with maintenance plans available.

Warranty terms vary by system and project; ask for details.

White reflective coatings also send much of the sun's heat back off the roof.

Reflective roof coatings may help reduce cooling costs. Actual savings depend on the building, climate, and existing roof.

Questions

Commercial Roofing FAQs

How much does a commercial roof coating cost?

It depends on the size and condition of the roof, how much of it is wet or damaged, the coating system, and the warranty term you choose. Two roofs of the same size can need very different amounts of preparation. Your free inspection gives you real numbers for your building, in a written proposal.

Should I restore or replace my commercial roof?

If the deck is solid and most of the insulation is dry, restoration is often an option, and it usually disrupts your building less than a tear-off. If water has soaked large areas of insulation or the deck is failing, replacement is the right call. We'll show you what we found, with photos, and tell you plainly which one fits your roof.

How long does a commercial roof coating last?

That depends on the coating system, how thick it is applied, and how well the roof is maintained afterward. Many coating systems can be cleaned and recoated later instead of being torn off.

A restoration coating can extend the service life of a sound roof. Results depend on the roof's condition, the system used, and maintenance.

Can you coat over a roof that is already leaking or wet?

Not over wet areas. A coating seals in whatever is underneath it, so we check for wet insulation first. Wet sections are cut out and replaced, and active leaks are repaired, before any coating goes on.

Can commercial roofing work be done in an Upstate New York winter?

Inspections and many repairs can be done year-round whenever the roof is safe to walk. Coatings need a dry surface and temperatures above the manufacturer's minimum, so coating work is scheduled for the warmer months. An inspection in the fall or winter lets you plan the work and budget before the season starts.

Will my building have to close while you work?

In most cases, no. Repair, restoration, and coating work happens on the roof surface, and we plan the schedule and access around your hours. A full tear-off takes more planning, and we'll walk through it with you before the job starts.

What does the free roof inspection include, and is there any obligation?

The inspection includes a walk of the full roof surface; a check of seams, flashing, drains, and penetrations; photos of problem areas; a written proposal with your options. You'll have the proposal within 24 to 72 hours of the inspection. There's no obligation.

What warranty comes with a Conklin roof system?

Depending on the system, you can have up to a 20-year material warranty backed by Conklin Roofing Systems, with maintenance plans available.

Warranty terms vary by system and project; ask for details.

What size roofs do you work on?

We work on commercial roofs of any size, from small retail buildings, restaurants, and churches to large warehouses and manufacturing plants.
